Article: Regulatory Compliance: An Essential Skill Set For the New Business Model

Dec 27, 2013 by

reconis_cfpb-gauntlet_2The North American real estate industry has, for many years, been quite fortunate relative to regulation. Despite its relative size in terms of the number of licensees, the dollar volume of its gross product and the significant impact its services can have on large numbers of consumer households, regulation of the industry over the past twenty-five years has been fairly limited.

The licensure of real estate professionals has traditionally been a state function since its widespread inception in the 1960s.

Industry regulation under title VIII of the Civil Rights Act of 1968 (Fair Housing Act) was intended to prohibit discrimination in the sale, rental, and financing of dwellings, and in other housing-related transactions, based on race, color, national origin, religion, sex, familial status, and disability. This program has been administered by the Department of Housing and Urban Development since 1968.

Industry regulation under the Real Estate Settlement Procedures Act (RESPA), an act passed by the United States Congress in 1974 was, until recently, managed by the Department of Housing and Urban Development. On July 21, 2011, Congress transferred RESPA regulation[…]

Article: 3 Keys to Better SEO for Your Brokerage’s Website

Dec 26, 2013 by

We’re continuing a holiday tradition of revisiting classic articles from the past year. This article was originally published back in May. Enjoy!

seo-magnetIs your website losing traffic to third party sites like Zillow and Trulia? If you’re like many brokers, the answer is probably “Yes.” Since 2011, traffic to broker websites has gone flat, while activity on third party sites has flourished.

This doesn’t have to be the fate of your real estate website, however. By discovering what real estate consumers want and how they behave online, you can craft an effective website strategy.

Find Out What Consumers Want

Broker websites have traditionally been developed around the business needs of the broker. However, it’s consumers that drive success–not brokers, MLSs, or even agents. If you don’t understand what the consumer looks for in a real estate website, you have no foundation on which to build a successful online presence.

So what do consumers want? Let’s take a look:

Article: Rewind: Why Zillow and Trulia Don’t Matter Today

Dec 25, 2013 by

We’re continuing a holiday tradition of revisiting classic articles from the past year. This article was originally published back in August. Enjoy!

Let’s start by stipulating two arguments: First, that every listing needs a buyer. Second, that most buyers find the home they bought on the internet. We might even throw in a third truism in real estate: a powerful web presence can bring in lots of business for most real estate brokers. All fine and well.

Except for one thing: the market.

It’s true that most buyers today find their homes on the internet. According to NAR Research:

It’s also true that buyers like to use major web portals to do search for those homes. By and large. Yet the fact remains that most real estate remains local (most buyers moved less than 15 miles last year) and that local brokerage websites remain more-than-capable of capturing that buyer traffic. See the broker-revolt against sharing listings with major portals as market evidence of this fact (more here and Tagged: Broker Service Online Marketing Strategic Planning

Article: Beat the SEO Gurus to the Prize

Dec 24, 2013 by

webbox_SEO-PrizeReal estate is a busy business. We’re listing, meeting with buyers, showing property, placing advertisements, coordinating transactions and attending closings. It’s no wonder that we’re just not able to spend a lot of time on SEO for our websites. We want to, and we know it will help to build traffic and generate leads, but who has the time to read all of the “guru” literature and adapt our strategies and content?

It doesn’t help to read about Google’s latest algorithm updates that the gurus say are changing the game. Over the last year or so with Panda and Penguin updates, many websites with poor content dropped like stones in the rankings, and others really didn’t see much difference in their positions or rose a little in the search engine results pages (SERPs). Now we have a whole new update called “Hummingbird.” Some of the SEO experts are saying it will make a big difference in position for many sites, but there is no evidence[…]
