A house can depreciate, or lose value, for a variety of reasons. Consider the following:

Location – Weigh the area. Buyers may not be interested in a house near a highway, train station or airport. People generally prefer homes located relatively close to schools, stores, restaurants and parks.

Local Issues –
Pay attention to neighborhood factors. A house can lose value if several properties are in foreclosure in a small area, or because of crime, under-performing schools or troublesome neighbors.

Maintenance – Address any serious problems, such as a leaking roof, a damp basement, drafty windows or mold before you put your home on the market.

Curb Appeal –
Trim the grass, prune the trees and plant a garden. Painting the house or replacing the siding can give potential buyers a positive first impression.
